Askew’s Landing RV Campground Rules & Policies
Thank you for choosing Askew's Landing RV Campground. By accessing our park, you agree to comply with and be bound by the following rules and policies. If you have any questions about the Rules & Policies outlined below, please email camp@askewslandingrv.com.

All rules regarding the use of Askew’s Landing RV Campground park and facilities must be observed. Management reserves the right to restrict or deny the use of any of the common facilities if the actions of an RV owner, their family members, or their guests deems it necessary and appropriate.
Askew’s Landing RV Campground is open year-round, with staff onsite.
1 Recreational Vehicle/Camper and 2 vehicles are permitted per RV Site. 2 Small (9×6 or smaller tents) or 1 large tent is allowed per Tent Site.
Guests must be 21 years or older to rent an RV site, Glamping Tent, or Cabin.
No generators may be used while at Askew’s.

Check In/Arrival:
2:00 p.m. is check-in time for RV sites.
3:00 p.m. is check-in time for cabins and glamping tents.
Be sure to stop in at our Welcome Center - Camp Store when you arrive!
Check-Out/Departure:
11:00 a.m. is check-out time for RV sites, Glamping Tents, and Cabins. Contact our office in the Welcome Center to see if a late checkout of 12pm is available for an extra fee of $10.
Amenity privileges end at 11:00 a.m. on the day of your check out.
Quiet hours:
10:00 p.m. to 7:00 a.m.
Early Departure:
Fees are not refunded for early departure under any circumstance.
Payment in full is due at the time of booking.
All new RV Monthly Guests will be required to pay their full monthly site fee + deposit upon booking. The 1st month’s site fee will be prorated so that all monthly guests' site fees will be due between the 1st and 5th of each month as long as they remain onsite.
If campers decide to stay extra days at the end of their monthly stay, extra days may be prorated at the full daily/weekly site rate minus a 25% discount subject to site availability.
Guests must be 21 years old or older to rent an RV site, Tent site, Glamping Tent, or Cabin. The guest reserving the site or cabin must be present at check-in and occupy the site or cabin during the entire reservation period.
The rental of an RV or Tent site, Glamping Tent or Cabin is a revocable license that is exclusive to the person reserving the site, glamping tent, or cabin and cannot be loaned, bartered, sold, transferred or assigned to another person or entity for any reason.
Dynamic Pricing:
We utilize dynamic pricing which fluctuates based on occupancy like other RV Parks, car rentals, hotels and the airline industry. With dynamic pricing, rates vary based upon availability and are subject to change without notice at the sole discretion of Askew’s Landing RV Campground.
Lock Site:
Specific site occupancy is assigned at check-in. While we will do our best to honor specific site requests, only site category can be guaranteed. We do offer the opportunity to guarantee a favorite campsite or cabin by paying the applicable “Lock Site Fee.”
No Shows:
Any reservation holder who has not arrived and checked in 24 hours after their check-in time or has not made prior arrangements with Staff will be considered a "no show" reservation and forfeit their full reservation amount and surrender the site, tent, or cabin reservation.

Camping is an outdoor experience, therefore, we do not give refunds due to bugs, weather, the discomforts of nature, illness, death, work schedules, dislike of your neighbors, or change of plans.
We do not give any refunds/pro-rate for early departure.
A refund may be given if:
1. We were not able to provide the service for which fees were paid in advance. i.e. - We do not have an adequate (deemed by management) site available for you.
2. The Park must be closed due to natural hazards or “State of Emergency”.
3. Cancellation of 7 days or more, minus a $6.00 non-refundable reservation fee.
4. Cancellation with 4-6 days notice, forfeit 1 night camping fee.
5. For monthly guests only, any cancellation with under 1 month notice prior to check in will forfeit the $150 deposit.
No refunds will be given:
1. If the guest does not show up for their reservation on the correct day.
2. For shortened stays except for reasons listed in this section and only for the balance of the days left on the reservation.
3. If the reservation is cancelled with 3 days or less advance notice.
4. Once checked in, a cancellation is not permitted, nor will a refund be issued
Vouchers may be given for mandatory evacuation. Management is not responsible for damage, injury, or loss to either person or property arising from or related to theft, weather, or acts of God.

RV Campers must be manufactured in the last 15 years to be eligible for a monthly rate unless approved by Management before booking.
Nightly stays are allowed for RVs more than 15 years old that are in working order, clean and neat in appearance, and well maintained. Management reserves the right to turn away those which we deem inappropriate for our campground.
Mobile homes are not permitted, nor are any other type of dwelling.
Approved recreational vehicles include the following that are certified by RVIA or similar agency for safety: Class A, Class B, Class C Motor coaches, fifth wheels, hard sided travel trailers, pop-up trailers, cab over truck campers and Toy Haulers.
RVs that are Not Permitted:
School bus conversions, Cargo Trailers, Living Quarter Livestock Trailers (unless without livestock and interior animal area is clean and free of odor) and homemade campers/trailers (for safety reasons due to building codes required by RIVA and the insurer).
Permanent additions (indoor or outdoor living space, heated square footage, wood heaters, etc) are not permitted.
RVs must remain mobile and are not permitted to be placed on blocks/foundations, or have tie-down straps. RVs must remain mobile. To qualify for a monthly site, guests must have active driver’s license and working tow vehicle.
RVs must be registered, insured, and titled in the name of the registered guest.
Any customer or guest destroying/damaging campground or other customer's property will be required to make immediate, full restitution.
If your RV has an electrical problem creating a problem with the campground electric and a certified electrician must be called, you will be responsible for the cost of the electrician's service call and damages.
Guests shall not make any alterations to any of the utilities provided by the Campground.
The Campground’s responsibility shall extend only to the point of connection and the Campground shall not have any responsibility for the condition or functioning of any pipes, conduits, or wires from such point of connections of the guest's RV.
Wastewater must be disposed of properly in the sewer connection provided at each RV site.
The Campground reserves the right to disconnect utilities in order that repair, alterations, or additions may be made.
Guests will be notified, when possible, of any planned utility system shutdowns. The Campground shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns, or power or water outages through no fault of the Campground.

Conduct & Appearance:
Askew’s Landing RV Campground is a family-friendly rv park. We expect all guests to behave in a family-friendly manner.
Public profanity, behaving in a drunk or disorderly manner, or displaying unruly behavior will not be tolerated and are grounds for removal from the park.
Any person creating a public disturbance will be deemed a threat to themselves or others and removed from the park without refund.
Clothing or swimwear that is revealing or has messaging that depicts violence, nudity, vulgarity, political slogans, or discriminatory language or graphics are not permitted.
"NO SMOKING":
is allowed in the Cabins, Glamping Tents, bathhouses, or any indoor facilities or outdoor public spaces.
Smoking includes cigarettes, cigars, vaping, e-cigarettes, and other rolled substances (including herbal/floral).
Observe and obey all posted signs throughout the Resort.
Please respect privacy of other guests by not walking through occupied sites.
Flag Policy:
The following flags are allowed to be displayed at your site and throughout the campground: Official current state flags, Military (including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and Veterans), decorative flags (such as holiday, seasonal, or gardening), and the official American flag only in traditional colors and arrangements of red white and blue. Political, promotional, and commercial flags or signs are not permitted.

Site Cleanliness:
A Deposit of $150 is required for all Monthly rv guests. Deposit is refundable only if the site is left as it is found: Clean, Free of Debris or Items left behind, Free of ruts. If you are asked to leave early, the deposit is nonrefundable.
Sites must be kept clean, with no items left outside of RV’s except:
Permitted:
1 table, up to 6 chairs, 1 small portable grill, 1 outdoor rug, 1 small dog pen, 1-2 Motor/Electric Vehicles (No Exceptions), up to 2 plastic containers (kept underneath camper), 5 potted plants, 3 yard decorations, 1 Tent if fee is paid (No Exceptions).
Not Permitted:
No outside buildings, patios, or decking allowed (unless approved by maintenance for Askew’s Landing Work-Campers and those with approved storage sheds kept in the storage area who are paying the required $39/month fee only).
Unlawful weapons, fireworks, firecrackers, explosives, noisemakers of any kind, slingshots, bows & arrows, pellet guns, BB guns, toy guns or anything that could be mistaken as a weapon.
Garbage, indoor rugs, indoor furniture, indoor fixtures, appliances, pools, hot tubs, jacuzzi, tools, lawn/garden tools, broken down tools/parts/vehicles, tires, paint cans, construction materials, exercise equipment, plants in the ground (use pots), blankets/aluminum foil/towels/etc in windows, or anything not designed for outdoor camping.
A $10 per day fee will be charged for all guests not maintaining site cleanliness/limitations of outside items.
This fee will be added to charges daily for 30 days for a total of $300, at which time the guest must vacate the premises with all their belongings if the site has not been cleaned to fall within park regulations.
The exterior of all RV’s must remain cleanand in good repair. If the RV has mold, you must clean/power wash the RV within 48 hours of being asked to do so. If the RV is not kept clean, the guest will be given a notice to clean it within 48 hours.
If not addressed, the guest will be charged a $10 per day fee until resolved. This fee will be added to charges daily for 30 days for a total of $300, at which time the guest must vacate the premises with all their belongings if the site has not been cleaned to fall within park regulations.
Trash:
Please place all trash in the dumpsters available around the campground. It is prohibited to place furniture or large items in the dumpsters at anytime.

Vehicles & Golf Carts:
No speeding, reckless, or drunk driving. All vehicles must be registered and insured, be road worthy, be driven on the roadways only, and by a licensed driver. Obey standard traffic rules. (10 MPH) Only Electric golf carts are permitted. No gas golf carts are allowed.
Speed Limit:
Do not exceed 10 MPH. Repeated speeding will result in being asked to leave the campground without refund. Paid Campers are responsible for their guests.
Parking:
Guests may have a maximum of 1-2 motor/electric vehicles parked at your site; Parked vehicles must be fully off the road and within the paid site. Overflow parking is available, please coordinate with the office.
Parking of vehicle(s) may not infringe on the neighboring or adjacent sites. You cannot park your car in an open site in case an RV arrives while you are away.
Askew’s Landing RV Campground is not responsible for damage, injury, or loss to either person or property in connection with the ownership or use of any RV or private vehicle in the campground.
Askew’s Landing RV Campground absolves itself from any and all liability and responsibility pertaining to loss by fire, theft, weather, Acts of God, property damage, accident or any other cause whatsoever and registered guests and guest guests agree to save, protect and hold harmless Askew’s Landing RV Campground from all such liability.
No boat, utility, storage, or auto trailer may be parked in the campground without prior written management approval. Vehicles in violation of these rules may be towed at the owner's expense.
ATVs and side-by-sides are prohibited.
Charging Personal Vehicles:
Electrical usage is monitored on-site. The campground does not allow the charging of personal electric vehicles at any site or cabin. Guests are responsible for any damage to Campground property caused by attempting to charge your vehicle. Any damage done to your own property is your responsibility. If a guest is caught charging a private vehicle at a site or cabin, there will be a mandatory $500 violation fee assessed to the card on file for the guest.
Bicycles, Scooters:
Bicycles must be ridden with extreme caution, and adults must supervise minors while riding a bicycle on Campground premises. Riding scooters or bicycles at night without lights is prohibited.
Bicycle riders must obey the same rules of the road as motor vehicles.
Any vehicle (car, golf cart, watercraft, trailer, etc.) parked illegally is subject to being towed (at the Vehicle Owner's expense) and or locked and fined $150.00, or whatever rate is currently being charged by the local towing company, whichever is higher.

Campfires/Fire Rings/Picnic Tables:
Fire rings & Picnic tables are provided at many sites. Please do not move fire rings. Do not burn trash or leave trash in fire rings.
Firewood is available for purchase at the camp store.
No cutting of plants or trees.
Trash:
Follow the golden rule of camping and leave your site cleaner than you found it. Place your trash in the receptacles provided throughout the park. The cans are for household trash only. Items such as furniture, appliances, mattresses, construction debris, chairs, etc. must be taken to a landfill.
Restrooms & Laundry:
Leave area clean & notify management if disorderly or requiring maintenance. Children must be supervised at all times. Dish, pet, and clothes washing in the restrooms is prohibited for sanitary reasons.
Clotheslines:
Permitted for the temporary drying of towels & swim wear only.
Sound:
No amplified sound is permitted outside at your site that will travel beyond your site.
Do not remove picnic tables from any site.
Please close awnings, canopies, and umbrellas when your RV is unattended. Strong winds can cause serious damage and/or loss of property to your site and others.
Do not cut through sites, and please keep your possessions completely on your site.

Pets are only allowed at pet-friendly cabins and RV or Tent sites only; please request at time of booking.
There is a flat fee of $30 per pet, with a maximum of 1 per cabin if approved.
Pet owners are required to bring a crate(s) for their pets and are responsible for pet clean-up and noise control inside the cabin, RV, or tent, as well as throughout the Campground.
All Pets must be up to date on vaccinations.
We reserve the right to remove hostile and disruptive pets from the park.
There is no pet fee for RV or Tent sites.
Pet pens are not allowed outside of the RV or Cabins unless attended by the pet owner.
We do rent pens at the Camp Store if interested.
At all times when a pet is outside of the RV, Tent or Cabin, they must be on a leash (maximum 10').
Pet owners must pick up and discard pet waste upon occurrence. Pet waste containers and liners are provided conveniently throughout the property.
Pets must be taken to the onsite dog parks when exercising without a leash. There are two different parks so that multiple sizes of dogs can have a safe place to run and play.
The Campground does not allow pets, including service animals, having aggressive or unfriendly behavior to both dogs/cats or humans.
If your pet shows aggressive or annoying behavior, you will be asked to remove the animal from the property.
No pets are allowed inside the pool area, restrooms, laundry room, game room, camp store, or any other indoor public space.
“Pets” are considered by the Campground to be domestic dogs and cats.
Wildlife or any farm animal of any type are not considered pets by the Campground and are not allowed.

6 people maximum per campsite unless approved by management. Rates include 2 adult campers. Extra tent on an RV site is $10 per night.
Rates are based upon 6 guests at each RV or Tent site and/or Cabin.
The maximum number of guests allowed per RV site is eight (8) subject to additional fees.
Up to eight (8) guests are allowed in our 2 Bedroom Cabin (subject to additional fees).
Up to four (4) guests are allowed in our 1 Bedroom Cabins and Glamping Tents.
The nightly rate (plus any additional occupancy fees) includes access to ALL AMENITIES for all guests.
Additional site visitor fees apply to each additional day visitor as follows:
Our day pass fee for additional persons visiting the park is $12 per day for adults and $7 per day for children.
Children under 5 years of age with a paid adult are free.
All visitors must be identified by name and age in the Welcome Center and personally receive a wrist band at the time of arrival.

RV owners and cabin renter(s) are responsible for the actions of their guests/visitors at all times while within the Campground.
“Visitors” are people who are invited to the Campground to visit someone with a valid guest reservation, but who are not staying overnight at the Campground.
Please check with the staff at the Welcome Center prior to inviting family or friends to visit your RV site or Cabin for any amount of time.
Due to occupancy limits, visitors will only be permitted in the sole discretion of the management.
No visitors will be allowed on High Occupancy Weekends or holidays, such as Memorial Day, Independence Day, Labor Day, Halloween, Thanksgiving, Christmas, etc.
Visitors must check in with the Welcome Center before entry into the Campground and pay a fee as follows:
$12.00 per adult per day (18 and older)
$7.00 per child per day (6 and up)
Children under 6 years old with a paid adult are free.
Management reserves the right to make changes to this policy at their sole discretion without notice.

Weather permitting, hours of operation are 9:00 a.m. to 7:00 p.m. for the pool.
Times are subject to change at the discretion of management in relation to weather, occupancy, and the season.
Children under 2 must wear a swim diaper anytime they are in the pool.
No baby diapers are allowed in the pool.
Little Swimmers or other appropriate swimwear must always be worn.
There is a mandatory $500.00 fine to the registered guest for any child or guest of any age who defecates in any of the water features.
Small floaties for toddlers and infants are accepted and encouraged.
No food is allowed in the pool.
No glass or breakable containers are allowed inside the pool area.
Pets are not allowed inside the pool area.
Certified service animals are allowed inside the pool area, but not in the water amenities, as this violates national, state and local public health regulations.
Emotional support animals are not allowed inside the pool area or any other area not open to pets including any indoor building such as laundry, bathhouse, welcome center, store, etc.
No running, jumping, or diving is allowed around the pool, and is grounds for immediate removal from the Campground.
All persons under the age of 14 must have a supervising adult to be in the pool.
There is NO LIFEGUARD on duty at any time. Swimming is at your own risk.
Inappropriate Swim Attire:
Jeans, cut off pants, under garments, swim wear that is revealing or has messaging that depicts violence, nudity, vulgarity, political topics, or discriminatory language or graphics.

We are surrounded by undeveloped woodlands, lakes, streams, and rivers!
There is natural wildlife, including, deer, rabbits, snakes, spiders, and other wildlife of the area.
The Campground is not responsible for any personal injury or property damage caused by the wildlife.
No license is required for fishing.

All guests should dial 911 in the event of a health or safety emergency.
The Campground address is 3412 Askew Ferry Rd, Edwards, MS 39066.
Your site number will identify the specific location of the emergency.
All posted signs regarding health, safety, ordinances, codes, and laws must always be observed and are strictly enforced.
All public laws and ordinances shall be obeyed within the Campground.
The RV owner should notify management should it become necessary.
Absolutely no loaded firearms or fireworks are allowed on the Campground common property.
All weapons shall be kept and stored in compliance with all applicable State and Federal Laws.
Absolutely no illegal drugs shall be brought onto, kept or stored on the Campground property at any time. Marijuana is not allowed on the Property at anytime, even if technically legal.

Monthly guests may be required to pay for a criminal and financial background check at Owner’s discretion. Monthly guests are required to complete an in person or video interview with Management prior to approval.

Valid Credit Card information must be on file at all times and will be charged if site fees are not paid in another manner on or before the due date. We prefer all site fees be paid with credit cards.
All Monthly Site/Storage fees are due by the 5th of each month - late fees apply on the 6th day and add $25/day. If monthly payment is not made in full within 3 days of due date your reservation will end.
If campers decide to stay extra days at the end of their monthly stay, extra days may be prorated at the full daily/weekly site rate minus a 25% discount subject to site availability.
We are not your landlord, you are not our tenants - you are our guest paying a fee to stay on our property temporarily and at Management discretion.
An Agreement for a Monthly Stay isNot A Lease. This Agreement is a contract which is binding on both the Campground and the Camper. This Agreement is not a lease of real estate and does not convey any property right to the Camper. The Camper is not a tenant. This Agreement is, for legal purposes, a license to use the property of the Campground on the conditions which are stated in the Agreement.
Not a Residence. Campgrounds are not a permanent residence. Camper may not claim the Campground as their permanent address, voting address or other place of residence.
Mail & Packages:
Guests may receive packages. A $2.00 per package fee applies to accepting and processing your packages. Packages will be returned to the sender if not picked up after 3 days. We do not offer forwarding services. We are not responsible for lost or stolen packages, packages addressed incorrectly with campsite numbers or peoples names who are not the registered guest on a reservation, or carriers who indicate mail was delivered which was not delivered. We recommend you get a monthly PO Box at USPS for all mail and packages.
RULE VIOLATIONS will incur fees as stated above.
Policies, Rates, and/or Sites are subject to change at any time. We reserve the right to enter any site at any time. We are not responsible for damages, injury, or loss by accident, weather-related damage, theft, or fire to RV or property of any guest. We reserve the right to refuse service and to decline to allow a space to be occupied.
The registered guest is the “responsible party” and accountable for the actions of all family members and visitors.
We reserve the right to require any guest to leave, without refund of rent or deposit, for: Unpaid campsite fees, Violation of any rules/policies, Repeated speeding violations, Verbal or physical threats/actions from any guest or visitor to another guest, visitor, employee, or management, deliberate damage or destruction of property belonging to Askew’s Landing RV Campground, other guest or visitor.

Entrance onto the campground property constitutes permission for the Campground to photograph and video record any vendor, guest, or visitor while on Campground property and to use any resulting images or likeness of them for any lawful purpose, including promotional materials, without any further permission or payment to such vendor, guest, or visitor.
Waiver & Release
Askew’s Landing RV Campground, LLC is privately owned. By renting a site, Cabin, Glamping Tent or day/month/annual pass, you are expressly agreeing to these Terms & Conditions, Rules & Policies and Guest accepts campground privileges with the understanding that he/she does hereby agree to release, indemnify and hold harmless Askew’s Landing RV Campground, LLC, it’s members, managers, owners, officers, insurers, employees, volunteers, fellow guests and visitors for all liability for loss and/or damage to property and/or injury to his/her person and/or any person(s) staying or visiting on site, arising out of Guest’s use of Askew’s Landing RV Campground facilities.
